How to Choose a Loft Conversion Company: 20 Questions to Ask Before Proceeding
How to Choose a Loft Conversion Company: 20 Questions to Ask Before Proceeding

Choosing a loft conversion company is one of the biggest decisions you’ll make when planning your project. For many homeowners, this will be their first major renovation and knowing which questions to ask can make the difference between a smooth, well-managed build and a stressful experience.

Getting several loft conversion quotes is a sensible starting point, but price should only be one part of your decision. You also need to look at experience, what is included in the quotation, who will manage the project, how planning and building regulations will be handled, and what happens if something unexpected occurs.

In this guide, we’ve put together 20 key questions to ask a loft conversion company before you sign a contract, along with our answers to each one and red flags to look out for.

Why the Right Company Matters More Than the Cheapest Quote

It’s natural to focus on the bottom line when comparing loft conversion costs. However, the cheapest quote isn’t necessarily the best value. A quotation can appear cheaper because important elements have been excluded, allowances have been underestimated or additional costs may arise later.

A good loft conversion specialist should be able to provide a detailed quotation, explain what is included and give you confidence in how the project will be managed from start to finish. Experience, communication, workmanship, planning knowledge and aftercare are all important when you are making a significant investment in your home.

At The Loft Room, we believe homeowners should feel confident about who they are inviting into their home. We are a family-run loft conversion company, founded and managed by experienced carpenters Rich and Paul, with over 30 years of industry experience and hundreds of loft conversions completed across the South of England. We also have more than 350 consecutive five-star Google reviews.

Questions to Ask Before Proceeding

Before comparing your loft conversion quotes, make sure you are comparing like-for-like. Ask each company the same questions about experience, costs, planning, tradespeople, timescales and insurance.

The following questions should give you a useful starting point when deciding which loft conversion company is right for your project.

loft conversion credentials

Questions About Experience and Credentials

How long have you been doing loft conversions specifically?

There is a big difference between being a general builder and specialising in loft conversions. Loft projects involve structural alterations, stairs, insulation, fire safety, building regulations and often complex roof work. A company that regularly carries out loft conversions is likely to have encountered a wider range of property types and potential challenges.

The Loft Room has been trading since 2012 and have over 30 years of industry experience, with founders Rich and Paul both coming from carpentry backgrounds. The business specialises solely in loft conversions and has completed hundreds of bespoke projects across South West London, Surrey, Hampshire and Berkshire.

Are you a member of a trade body such as the Federation of Master Builders?

Membership of a recognised trade body can provide an additional level of reassurance when choosing loft conversion companies. It is also worth checking whether the company can provide evidence of its membership rather than simply stating that it is accredited.

The Loft Room is a full member of the Federation of Master Builders. We also provide a 10-year guarantee on our loft conversions, giving customers additional peace of mind about the quality and longevity of our work.

Can I see examples of similar conversions you’ve completed?

Photos can tell you a lot about the quality of a company’s work, but looking at completed projects that are similar to your own property can be even more useful. Ask to see examples of the type of conversion, property and finish you are considering.

Alongside our large selection completed projects available to view on our website, we are also more than happy to arrange a viewing at one of our completed loft conversions so you can assess the quality of our work for yourself and ask a previous customer about their experience with The Loft Room. You can browse our photo gallery, video gallery, and loft conversion examples and customer stories that involve projects for a variety of different property types.

Do you specialise in conversions for my property type?

Every property presents different challenges. A Victorian terrace, 1930s semi-detached house, bungalow or modern detached property can each require a different approach. Ask whether the company has experience working on properties similar to yours.

We have experience working on every property type and loft style. This includes Victorian, Edwardian and period properties, terraced houses, semi-detached homes, bungalows and detached properties. From Dormer, Mansard and Hip-to-Gable conversions to L-Shaped, Piggyback and Velux (Rooflight) conversions, we assess each home individually and design the conversion around the existing structure, available space and your requirements.

Questions About the Quote and Costs

What exactly is included in your price?

Two loft conversion quotes can look very different even when the headline prices appear similar. Check whether the price includes design, fixtures and fittings, structural engineering, planning applications, building control, construction, electrics, plumbing, plastering, decoration and final finishes.

We provide a detailed quotation with no hidden costs based on the requirements of your individual project. Our approach is to manage the conversion as a complete project, working with architects, structural engineers and tradespeople as required, as well as including free decoration at the end of every project we complete. We discuss the specification of your conversion with you so you can understand exactly what you will be paying for before work begins.

What could push the cost up during the project?

Unexpected costs are one of the biggest concerns homeowners have about building work. Ask what assumptions have been made in the quote and which circumstances could result in additional costs.

We understand that homeowners need clarity around their loft conversion cost, which is why the cost quoted to you before work commences will be the final price you pay. The only exception to this is if you decide to change the specification of the works quoted, for example an upgrade to sanitaryware. With cases like this, we’ll provide you with a cost to approve before progressing, so you always know where you stand.

How do you handle unexpected structural issues?

Once a roof is opened up, previously hidden structural issues can sometimes become apparent. Your chosen company should have the experience and professional support needed to deal with these situations properly.

Our experience in loft conversions means we understand that projects sometimes need to adapt once work begins. However, this will not affect the price quoted to you. When such cases arise, we work alongside structural engineers and our experienced team to assess challenges properly, find appropriate solutions and communicate next steps with you clearly so you’re always aware of the status of your project.

Is VAT included in the quote?

Always establish whether VAT is included in your quoted price, otherwise, a quote that initially looks cheaper could end up costing considerably more than expected.

Our quotes clearly state the VAT included, so the price quoted will always be the full amount owed.

Questions About Planning and Building Regulations

Will you handle planning permission and building control sign-off?

Planning permission and building regulations are separate matters. Many loft conversions can be carried out under permitted development rights, but this depends on the property and proposed design. Building regulations approval is always required when converting a loft into a liveable space.

We guide homeowners through the planning and building regulations requirements for their project and can manage the relevant paperwork and applications on their behalf. This means you have one experienced team overseeing the process rather than having to coordinate everything yourself.

Will I need a party wall agreement and who will manage this?

If your work affects a shared wall, boundary or certain foundations, a Party Wall Agreement will be required. This is separate from planning permission and building regulations approval, so it is important to establish whether it applies to your project early on.

We will discuss your property’s circumstances with you during our initial consultation, and if a Party Wall Agreement is required for your property, we will manage this on your behalf.

Do you provide structural calculations and drawings?

Structural calculations and suitable technical drawings help determine how the existing property will be supported and provide the information needed for the construction and building control process.

Our loft conversion service can include architectural design and structural engineering, with the relevant drawings and calculations prepared for your individual project. If you have already had suitable structural calculations and technical designs prepared for you already, we are also happy to work with these.

Questions About the Team and Subcontractors

Do you use your own tradespeople or subcontractors?

Knowing who will actually be working in your home can give you peace of mind. Ask whether a company uses its own teams, regular subcontractors or completely outsourced labour, and who is responsible for managing them.

The Loft Room project manages everything from start to finish, only ever using trusted, specialist tradespeople. You’ll be assigned a dedicated team prior to commencement so you can be sure who will be working on your property.

Who will be my main point of contact during the build?

Good communication can make a huge difference to your experience. You should know who to contact if you have a question, want to discuss a design detail or need an update on progress.

Every project has a dedicated Team Leader as their main point of contact, keeping customers informed about progress daily. We also have our office team available at all times, plus quality control processes in place to ensure the highest standards are met throughout the build.

Are your electricians and plumbers Part P/Gas Safe registered?

Electrical and gas work should be carried out by appropriately qualified professionals. Ask who will be responsible for this work and whether the relevant certification will be provided when the project is complete.

We use specialist tradespeople for all relevant elements of a loft conversion and ensure that appropriate qualified professionals and certifications are provided for specialist electrical and gas work.

loft conversion process

Questions About Timeline and Process

How long will the project realistically take?

It is easy for homeowners to focus on the estimated completion date, but the realistic timeframe can depend on the type, size and complexity of the conversion, as well as planning, structural requirements and the specification.

A typical loft conversion takes an average of 8 weeks to complete, however, we’ll always provide a clear schedule before work begins so you know what to expect. For more information, read our guide to how long a loft conversion takes, which explains the different stages and factors that can affect the timeline. You can also learn more about our loft conversion process and how we manage a project from start to finish.

What happens if the project overruns?

Even well-planned building projects can encounter unexpected delays. The important thing is to understand how your contractor communicates and responds when the original schedule needs to change.

Our approach is based on communication and transparency. If an unforeseen issue affects the schedule, we will explain what has happened, what needs to be done and how this affects the project. Our aim is always to keep the work moving and minimise unnecessary delays.

How will you minimise disruption to my home?

A loft conversion is a major building project, but that does not mean your home needs to feel chaotic throughout. Ask how the company will access the loft, protect existing areas of your property, control dust and keep you informed about noisy or disruptive stages.

Minimising disruption is one of our priorities. Many of our customers remain at home throughout the entire project as we use careful working practices, clear communication and experienced teams to make the process as manageable as possible. Our guide: Can You Live in a House During a Loft Conversion? explains what homeowners can expect during the process.

Questions About Insurance and Guarantees

What insurance do you carry?

Building work carries risks, so it is important to establish that your contractor has appropriate insurance in place. Ask what cover they hold, including public and employers liability, and if necessary, request confirmation of the relevant policies before work begins.

We maintain all the appropriate insurance cover for our work and can provide all relevant details prior to commencement.

Do you offer a workmanship guarantee?

A guarantee provides reassurance that your contractor stands behind the quality of its work. Make sure you understand how long the guarantee lasts and exactly what it covers.

The Loft Room provides a 10-year guarantee on every loft conversion we complete, giving homeowners additional peace of mind after the project has been completed. Details of what it covers can be provided as part of our consultation process.

What happens if something goes wrong after completion?

Your relationship with a contractor shouldn’t end as soon as the final payment is made. Ask what aftercare is provided and who you should contact if an issue becomes apparent after completion.

We want customers to feel confident about contacting us if they have any concerns after their conversion has been completed and aim to deal with issues promptly and professionally. Our 10-year guarantee will provide you with the relevant contact details should you need to get in touch after completion.

Red Flags to Look Out For

Knowing what to ask is important, but it is equally useful to know what to be cautious of when comparing loft conversion companies.

Look out for:

  • A quote that is significantly cheaper than the others without a clear explanation of why.
  • Vague quotations that don’t clearly state what is included.
  • Pressure to sign quickly before you have had time to consider your options.
  • Promises that sound too good to be true, particularly around timescales or costs.
  • Little or no evidence of previous loft conversions.
  • Poor or inconsistent reviews from previous customers.
  • Unclear responsibility for planning and building regulations.
  • No clear point of contact once the project begins.
  • Reluctance to provide insurance or guarantee information.
  • Unclear arrangements for dealing with unexpected costs.

A professional loft conversion company should be comfortable answering your questions and explaining how the project will work before you commit.

A Quick Checklist Before Committing to a Company

Before signing a contract, make sure you can answer “yes” to the following:

  • Have I checked the company’s experience with loft conversions?
  • Have I seen examples of similar completed projects?
  • Have I checked reviews and customer feedback?
  • Is the quotation detailed and clear?
  • Do I understand exactly what is and isn’t included?
  • Have I established whether VAT is included?
  • Do I understand who will handle planning and building regulations?
  • Have I asked whether a party wall agreement is required?
  • Do I know who will manage the project day to day?
  • Do I understand who will be working in my home?
  • Have I been given a realistic project timeframe?
  • Have I asked what happens if the project is delayed?
  • Have I checked the company’s insurance?
  • Is there a written workmanship guarantee?
  • Do I know who to contact if something goes wrong after completion?

If you can answer these questions confidently, you should have a clear picture of the company you are considering hiring.

Summary

Choosing a loft conversion company is about much more than comparing the headline figures on a few quotes. The right company should be able to demonstrate relevant experience, provide a clear breakdown of costs, understand the planning and building regulations process, use appropriately qualified tradespeople and give you confidence in how your project will be managed.

We have just had our loft completed by the loft room. They were really easy to work with, took care of all the paperwork. They were great at communicating all the stages and their response time was excellent. Adrian was our builder and he was fantastic. Super thorough, reliable, fast, tidy and often gave us suggestions when we were unsure. The whole project was finished in about 6weeks! We wouldn’t hesitate to recommend The Loft Room to anyone. Many thanks!

We are so happy we decided to go ahead with The Loft Room. Everyone we met from our initial consultation with Paul to Lulian and his team and Helen and Melissa in the office have been great. We were especially impressed with the hard work of Lulian and his team even through the heatwave. They were friendly and professional and always ready to answer any questions we had. Thanks to Lulian for suggesting bigger Velux windows - they are amazing! All the trades involved were great - we will definitely use them again in the future. The work was completed on time and we are really happy with it. We would certainly recommend The Loft Room.

We used the loft room for our loft extension and are very pleased with the results. We were lucky enough to have Adrian and Andre build the dormer, the whole experience was excellent from start to finish. The work was completed incredibly quickly, yet the quality remained consistently high throughout. Adrian brought great ideas to the project that genuinely improved the final design, and he kept everything neat and tidy every single day. All the trades they works with — electrician, roofer, plumber and more — were equally reliable and skilled. There were no delays at any stage; each team arrived exactly when needed and kept the project moving smoothly. The administration side Helen and Mellisa was also superb, with clear updates and communication about progress and next steps. A very professional service all round.

Off the recommendation of friends we engaged the Loftroom to refresh and extend our existing loft conversion, adding new insulation, skylights, a new shower room and additional bedroom. We have never done major work to a property before so benefited greatly from loft room supporting us start to finish with planning, designs and all the various trades needed. Our team lead Marius was excellent from start to finish. Him and his team were incredibly hard working, working quickly and to a very high standard. We were really impressed especially given they worked through multiple heat waves !!Their advise and guidance during the build was invaluable (see skylight in shower room!). We wouldn’t hesitate to recommend Marius and the wider loft room team (who were very supportive every step of the way) to anyone looking to complete a loft conversion or improve an existing one.

We recently completed a loft conversion with The Loft Room, adding two generous rooms, a bathroom and a proper landing, and we are delighted with the result. The new floor feels like a natural part of the house rather than an addition, and the quality of the finished space is excellent. A special mention must go to Dave, who managed the project with patience, kindness and a genuine commitment to getting things right. Building work inevitably brings challenges and changes along the way, but Dave was consistently approachable, practical and willing to find solutions. He took real pride in the work and cared about the final outcome, which made a significant difference to us. The whole team worked incredibly hard in our home, and we are very grateful for what they created. It was a major project for our family, and the additional space has genuinely transformed how we can use and enjoy the house. We would happily recommend The Loft Room and especially Dave.

Getting a loft conversion done is a big decision. We were honestly quite nervous about it, especially given the investment involved and the number of horror stories you hear about building projects going wrong. Thankfully, our experience with The Loft Room was the complete opposite. From day one, the whole process was handled brilliantly. Everyone we dealt with, from the office team through to the various tradespeople who worked on our home, was professional, friendly and incredibly well organised. What impressed us most was that our loft was completed in just 9 weeks, and the quality of the workmanship never felt rushed. A special mention has to go to Ashley C. He wasn't just the team leader overseeing the project. He was the lead carpenter and the driving force behind the entire build, coordinating all of the contractors, managing the day-to-day work, and making sure everything stayed on track. More than that, he felt like a genuine partner in the project. He understood that we had a budget to work within, took the time to listen, offered great ideas to maximise the space, and always made us feel completely comfortable and informed. His communication was exceptional throughout. No question was ever too small, no concern was ever brushed aside, and he was always happy to walk us through things, sometimes more than once when we needed reassurance. Having someone like Ashley on site every day made what could have been a stressful experience feel surprisingly straightforward and enjoyable. Every contractor who came into our home was polite, respectful and highly skilled. There wasn't a single issue throughout the build, and it was obvious that everyone took pride in their work. In fact, by the end of the project, it was genuinely a little sad to see the team finish. Ashley had become such a reassuring and professional daily presence that we'll genuinely miss seeing him and the crew around. We're now at the final decorating stage and can't wait to move into and enjoy our beautiful new space. We've been talking about our experience to anyone who'll listen, recommending The Loft Room to neighbours and friends, and proudly showing people the transformation. If you're considering a loft conversion, we honestly couldn't recommend The Loft Room highly enough. They've completely exceeded our expectations in every way. 10/10 for quality, professionalism, communication and customer service. And if you're lucky enough to have Ashley C. leading your build, you'll be in extremely safe hands. He played a huge part in making our project such a success.

We had our loft conversion completed by The Loftroom Teddington at the start of the year, and we're absolutely delighted with the finished result. The extra space has made such a difference to our home, and the quality of the work has been excellent. A big thank you to Ash, who did a fantastic job and was always friendly, hardworking, and happy to answer any questions we had each morning (and throughout the day!). We'd also like to thank Paul, who was great from our very first interaction, as well as Melissa and Helen in the office, who kept everything running smoothly, and Rich, who regularly popped in during the build to check on progress. As with any building project, there were a few small niggles, but these were dealt with quickly, professionally, and efficiently. It was reassuring to know that the team stood by their work and were committed to making sure everything was right. Overall, we've had a really positive experience from start to finish and wouldn't hesitate to recommend The Loftroom Teddington to anyone considering a loft conversion. Thank you to the whole team!
