There are many different reasons why you might be looking for more space in your home. Perhaps you have a growing family, need more storage, dream of an at-home office — or simply want to make the most of the potential your property has to offer.

When you are looking for more space, there are two main options at your disposal: move home, or extend your existing one. Although moving might seem like the simplest solution, in reality, the prospect of uprooting can be daunting and off-putting enough to make you stay put and tolerate that shared bedroom or makeshift desk a little longer.

An extension offers you the best of both — transforming your existing space into something more practical AND adding value to your home in the long term. So, if you need a fast solution to your lack of space, an extension could be the best option for you.

When is an extension the right move?

Despite yearning for more space, you may be reluctant to leave your current home. For example, if you live within the catchment area of excellent schools, it may seem rash to sacrifice what you have for the sake of an extra room — especially if your children are settled where they are.

Plus, it is worth considering whether you will be able to find something better for your money in the current market, with house prices skyrocketing in recent months as a result of other home seekers engaging in the ‘race for space’ in the wake of lockdown. September saw the strongest rise in house prices in 14 years, pushing the cost of a new home to record highs.

With that in mind, it may be counterintuitive to look for greener pastures if you are already based in a desirable location — particularly if you are in a more rural area. Instead, investing in your property could be the most cost-effective and efficient way to extend your living space.

Many are often put off by the financial and time implications of an extension project. However, the right type of conversion will be considerably less disruptive than moving, more cost-effective and likely take less time!

Moving house can take far longer and provide costly, with many more elements to juggle — including viewing and securing the right property, paying agency fees, selling your own home, packing and unpacking, renovating and more. And that is assuming the whole chain does not fall through mid-sale!

Which type of extension is right for me?

The estimated basic price of an extension per square metre is £1,100 to £1,400, but costs will vary depending on the scope of your project. Plus, research has found that improvements to the average three-bedroom house can add up to 23% to the value of your property.

Ensuring your extension is durable and well-built is essential; otherwise, you will risk compromising the value of your property and face the cost of long-term repairs. Extensions also often require planning permissions and building surveys, so hiring a trusted professional to guide you through the process is always worthwhile.

Single and double-storey conversions

A single-storey conversion is usually situated at the rear of the property to connect the home with its garden. This extension offers the opportunity for light, spacious living areas with the benefit of only extending one floor.

On the other hand, double-storey conversions may be trickier to get approval for, as they extend over two floors and risk obstructing the light and view access of surrounding homes. However, this type of transformation can enlarge multiple rooms or even create new ones once approved.

Garage conversion

Garage conversions are another popular way to create space within properties, with the benefit of retaining garden space. Detached garages may require planning permission but can be used as an extra living space, office or gym. For garages attached to homes, a garage conversion could become a kitchen extension, an additional bedroom or simply much-needed storage space.

Basement conversion

In areas like London, where space is at a premium, a basement conversion becomes a selling point for potential buyers and could add between 10% and 20% to the value of your property. A basement conversion allows you to add space without impacting the exterior of your home. But it might take longer and become more disruptive than other extension projects due to the need to excavate should a basement and foundations not already exist.

Conservatory

The cost of a conservatory extension is relatively minor compared to other options at an average of just under £9,000. These extensions only take a couple of weeks to complete, freeing up space for entertaining, working or relaxing under plenty of natural light. However, conservatories can often be inconsistent in temperature, meaning you are unlikely to enjoy using the space during winter or summer.

Loft conversion

Loft conversions are often possible within existing footprints with all the benefits of other extension types, providing the ultimate value for money.

Whether you are simply converting an existing space with a Velux window or carrying out a more extensive Mansard extension, loft conversions are an accessible and popular option for creating more usable space (often without the need for planning permission!). Plus, unlike other types of extension, a loft conversion only takes between six and eight weeks to complete, and contractors can carry out their work from the outside to minimise disruption.

We honestly couldn't recommend The Loft Room highly enough. Our relationship with them actually started around three years ago when they first came out to quote for our loft conversion. We weren't ready to go ahead at the time, but when we finally decided to push the button this year, The Loft Room were still the company we wanted to use – and we're incredibly pleased that we did. This was a significant project, creating an entirely new top floor with two bedrooms and two en-suites, all while we continued living in the house as a large family. From the very beginning, The Loft Room had a genuinely friendly, family-company feel. Everyone we dealt with seemed to care about the project and about making sure we were happy, and they were very conscious throughout that this wasn't just a building site – it was still our family home. A very special mention has to go to Jamie and Jared, who carried out the build. They were absolutely fantastic. They worked incredibly hard, were friendly, considerate and easy to have around, and we built a really good relationship with them over the course of the project. Jamie's workmanship and experience were obvious from the start. He constantly kept us involved, asked questions rather than making assumptions and made sure we were happy with how things were progressing. Communication was excellent throughout. With any building project of this size there are inevitably going to be challenges, changes or occasional delays. For us, the important thing was how these were dealt with. Jamie was always upfront, explained what was happening and kept us updated, so there were never any nasty surprises. If something needed sorting, it was sorted. That made a huge difference, particularly as I work from home and we were living through the entire build as a family. Jamie and Gared were incredibly respectful of that and did everything they could to minimise the disruption. Most importantly, we absolutely love what they've created. Turning what was previously unused loft space into two fantastic bedrooms and two en-suites has completely transformed the house. The quality of the workmanship is excellent and, looking at the finished result, we feel we've had really good value for what was a major investment in our home. It probably says everything about our experience that after months of having Jamie and Jared here every day, we actually miss having them around! I work from home, so it's genuinely strange not having the daily chats anymore. A really positive experience from the first conversation three years ago right through to completion. We have just had our loft completed by the loft room. They were really easy to work with, took care of all the paperwork. They were great at communicating all the stages and their response time was excellent. Adrian was our builder and he was fantastic. Super thorough, reliable, fast, tidy and often gave us suggestions when we were unsure. The whole project was finished in about 6weeks! We wouldn’t hesitate to recommend The Loft Room to anyone. We are so happy we decided to go ahead with The Loft Room. Everyone we met from our initial consultation with Paul to Lulian and his team and Helen and Melissa in the office have been great. We were especially impressed with the hard work of Lulian and his team even through the heatwave. They were friendly and professional and always ready to answer any questions we had. Thanks to Lulian for suggesting bigger Velux windows - they are amazing! All the trades involved were great - we will definitely use them again in the future. We used the loft room for our loft extension and are very pleased with the results. We were lucky enough to have Adrian and Andre build the dormer, the whole experience was excellent from start to finish. The work was completed incredibly quickly, yet the quality remained consistently high throughout. Adrian brought great ideas to the project that genuinely improved the final design, and he kept everything neat and tidy every single day. All the trades they works with — electrician, roofer, plumber and more — were equally reliable and skilled. There were no delays at any stage; each team arrived exactly when needed and kept the project moving smoothly. The administration side Helen and Mellisa was also superb, with clear updates and communication about progress and next steps. A very professional service all round.

Off the recommendation of friends we engaged the Loftroom to refresh and extend our existing loft conversion, adding new insulation, skylights, a new shower room and additional bedroom. We have never done major work to a property before so benefited greatly from loft room supporting us start to finish with planning, designs and all the various trades needed. Our team lead Marius was excellent from start to finish. Him and his team were incredibly hard working, working quickly and to a very high standard. We were really impressed especially given they worked through multiple heat waves !!Their advise and guidance during the build was invaluable (see skylight in shower room!). We wouldn’t hesitate to recommend Marius and the wider loft room team (who were very supportive every step of the way) to anyone looking to complete a loft conversion or improve an existing one.

We recently completed a loft conversion with The Loft Room, adding two generous rooms, a bathroom and a proper landing, and we are delighted with the result. The new floor feels like a natural part of the house rather than an addition, and the quality of the finished space is excellent. Getting a loft conversion done is a big decision. We were honestly quite nervous about it, especially given the investment involved and the number of horror stories you hear about building projects going wrong. Thankfully, our experience with The Loft Room was the complete opposite. From day one, the whole process was handled brilliantly. Everyone we dealt with, from the office team through to the various tradespeople who worked on our home, was professional, friendly and incredibly well organised. What impressed us most was that our loft was completed in just 9 weeks, and the quality of the workmanship never felt rushed. A special mention has to go to Ashley C. He wasn't just the team leader overseeing the project. He was the lead carpenter and the driving force behind the entire build, coordinating all of the contractors, managing the day-to-day work, and making sure everything stayed on track. More than that, he felt like a genuine partner in the project. He understood that we had a budget to work within, took the time to listen, offered great ideas to maximise the space, and always made us feel completely comfortable and informed. His communication was exceptional throughout. No question was ever too small, no concern was ever brushed aside, and he was always happy to walk us through things, sometimes more than once when we needed reassurance. Having someone like Ashley on site every day made what could have been a stressful experience feel surprisingly straightforward and enjoyable. Every contractor who came into our home was polite, respectful and highly skilled. There wasn't a single issue throughout the build, and it was obvious that everyone took pride in their work. In fact, by the end of the project, it was genuinely a little sad to see the team finish. Ashley had become such a reassuring and professional daily presence that we'll genuinely miss seeing him and the crew around. We're now at the final decorating stage and can't wait to move into and enjoy our beautiful new space. We've been talking about our experience to anyone who'll listen, recommending The Loft Room to neighbours and friends, and proudly showing people the transformation. We had our loft conversion completed by The Loftroom Teddington at the start of the year, and we're absolutely delighted with the finished result. The extra space has made such a difference to our home, and the quality of the work has been excellent. A big thank you to Ash, who did a fantastic job and was always friendly, hardworking, and happy to answer any questions we had each morning (and throughout the day!). We'd also like to thank Paul, who was great from our very first interaction, as well as Melissa and Helen in the office, who kept everything running smoothly, and Rich, who regularly popped in during the build to check on progress. As with any building project, there were a few small niggles, but these were dealt with quickly, professionally, and efficiently.
